Terms of use
Effective September 10, 2026 · last reviewed September 2026
The short version. This website describes what we do. It isn't a contract and it doesn't promise results. Any paid work, including the $500 pilot, runs on a separate written agreement we both sign. If that agreement and this page ever disagree, the agreement wins.
Who we are
tlwbuilds.com is run by TLW Builds, operated by Trey West, doing business as TLW Builds, in Missouri ("we," "us"). By using this site, you agree to these terms. If you don't agree, please don't use the site.
Using this site
You're welcome to read, share, and link to anything here. Please don't:
- try to break, overload, or get unauthorized access to the site or the systems behind it;
- submit someone else's personal information, anything unlawful, or anything you don't have the right to share;
- scrape the site to send spam, or copy it to pass off as your own.
No guarantee of results
Everything on this site that shows the system at work, such as the typing console, the document diagram, and the demo, uses made-up example data. It shows how our systems are designed to work. It is not a record of results for a real client.
Figures like "the engine does 80%, a human verifies 100%" describe how we design the split between the system and your people. They are not a promise of how many hours or dollars you'll save. Every business is different, and results depend on your work, your data, and your team. AI systems can make mistakes, which is exactly why every system we build has a person reviewing its work before it counts.
Quotes, pilots, and projects
Nothing on this site is an offer that becomes a contract when you accept it. Prices shown here are our current published prices. They can change until we've both signed a written agreement. Every paid engagement, including pilots, builds, websites, care plans, managed service, and advisory work, is governed by its own signed agreement. That agreement sets the scope, price, timeline, data handling, ownership, and warranties for the work. Where it differs from anything on this site, the signed agreement controls.
Free samples
If we build you a free sample homepage, it really is free, and neither of us owes the other anything because of it. We build samples only from information that's already public about your business. If you'd like anything in a sample changed or taken down, tell us and we'll do it promptly.
In plain terms: a free sample site is an unsolicited mockup we build from publicly available information about your business. It carries no obligation. Every sample is marked "not the official site," is set to noindex so search engines leave it out, and uses stand-in photos. We take any sample down promptly on request; just email trey@tlwbuilds.com. Your business owns its own name, logo, and marks.
The checklist and other free resources
The boundaries checklist and anything else we publish for free is general information. It isn't legal, tax, accounting, or compliance advice. You're welcome to print it and share it inside your business. Please don't sell it or republish it as your own.
Not professional advice
We build and run software. We're not a law firm or an accounting firm, and nothing on this site is legal, tax, accounting, or compliance advice. Our systems don't file tax returns and don't act as your payroll or filing system. For advice about your own obligations, talk to your attorney or accountant.
Intellectual property
The site's text, design, code, videos, graphics, the checklist, and the "tlw_" mark belong to us or to the people who license them to us. You can view and share them for your own non-commercial use, but you can't reuse them commercially without our written permission. Who owns the work we build for a client is set out in that client's signed agreement.
Links and outside services
This site uses outside services, including Netlify for hosting and forms, Google Fonts, and jsDelivr, and it may link to other websites. We don't control them and we aren't responsible for their content or practices. Our privacy policy explains what they receive.
The website is provided "as is"
We work to keep this site accurate and running. But to the fullest extent the law allows, the site and everything on it are provided "as is," without warranties of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose, and non-infringement. Warranties for paid work are set out only in the signed agreement for that work.
Limitation of liability
To the fullest extent the law allows, we aren't liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits, revenue, or data, arising from your use of this website. Our total liability for any claim about this website is limited to one hundred U.S. dollars ($100). This section covers use of the website only. Liability for paid work is governed by the signed agreement for that work. Some places don't allow these limits, so they may not all apply to you.
Governing law
These terms are governed by the laws of the State of Missouri, without regard to its conflict-of-law rules. Any dispute about this website will be handled in the state or federal courts located in Hickory County, Missouri, and you and we both agree to those courts' jurisdiction.
Changes to these terms
We may update these terms from time to time. When we do, we'll change the effective date at the top. Continuing to use the site after a change means you accept the updated terms.
